The work that keeps a property standing, running, and rentable.
Concrete and site work, unit turnovers and interior repairs, grounds and snow, and the emergency callouts in between. A single day's job and a build that runs for weeks get the same process — the shorter one just takes less of it.

Property managers · Institutions
Work that has to survive an audit
Agency and institutional jobs come with paperwork requirements that have nothing to do with the work itself. We carry the references through the job so the invoice you receive is one your finance office can actually process.
We record and provide this documentation with the job. We don't act as your compliance, payroll, or tax adviser.
- Purchase-order and contract numbers carried through to the invoice
- Project codes and agency billing references
- Invoice lines that match your purchase-order units
- Worker classifications recorded against the hours worked
- Prevailing-wage references and certified-payroll documentation collected with the job
- Supporting documents kept with the work they belong to
Questions about construction work
What kind of construction work do you take on?
Everything from a one-day repair to a job that runs several weeks: grounds and snow, unit turnovers and interior repairs, concrete and masonry, generator pads, fire hydrant work, site preparation, carpentry and framing, and exterior improvements. If you're not sure whether something is in our line, call and ask.
Do you take small jobs, or only large projects?
Both. A single gutter clean or a light replacement is a normal job for us, and so is a multi-week turnover. The same process applies either way — it's just shorter.
Do you work for property management companies?
Yes — turnovers, grounds and snow, and running repairs across multiple addresses are a large part of what we do. The person who requests the work, the owner, and whoever is billed can all be different, and we keep those straight.
Do you do public or prevailing-wage work?
Yes. We can carry purchase-order, contract and project references through to the invoice, record worker classifications against the hours, and collect prevailing-wage and certified-payroll documentation with the job. We provide the records; we don't act as your compliance or payroll adviser.
Can you come out after hours or in an emergency?
We take emergency callouts, weather response, and work that has to be made safe or put right before an inspection. Call rather than sending a form for anything urgent — we'll tell you what we can do and when.
Do you also do the backflow testing?
Yes — it's our other service line. If we already look after your property, the annual backflow test on the same address is one more thing you don't have to arrange separately.
